Prices depend on the amount of sealant required, whether existing silicone or mastic needs removing, the condition of the joints and access. Send us a few clear photos and we can usually give you an accurate price before anything is booked.
Domestic Sealant Work

Our minimum booking value for domestic sealant work is £90. Larger jobs are priced based on the work required — the £90 minimum is not added on top.

What Affects the Price?
- Amount of work: the number of metres or joints, and whether they are internal or external.
- Removal of existing sealant: where old silicone or mastic is present, it normally needs removing before resealing.
- Joint condition: several layers of failed sealant, residue or a damaged substrate need more preparation.
- Access: high-level, rope-access or difficult-to-reach work is priced individually.
- Sealant specification: wider or deeper joints may need primer, backing rod or a specialist product.
Removing Existing Silicone or Mastic
Where existing material is present, it normally needs to be properly removed before resealing. Normal preparation is part of doing the job correctly and is not treated as a surprise extra.
Particularly difficult conditions may require additional work, such as several layers of failed sealant, excessive residue, damaged substrate, unusually large or deep joints, primer, backing rod or difficult access. Any additional cost is agreed before work starts.

Commercial mastic and sealant work is quoted individually. We review the information provided — such as drawings, specifications, approximate linear metres, joint dimensions, substrates, required product, access and overall project volume — and provide a project quotation.

How much does sealant work cost?∨
Domestic sealant work starts from £90, which is our minimum booking value. Larger jobs are priced based on the amount of work, access, condition of the joints and whether old sealant needs removing.
What is your minimum booking value?∨
The minimum value for a domestic sealant booking is £90. If the job is worth £160, the price is £160 — not £90 plus £160. The £90 is the smallest domestic job we take on.
Do you remove old silicone first?∨
Yes. New silicone applied over old will not last or look right. We remove the existing material, clean the joint and start fresh.
Can you quote from photos?∨
Most domestic jobs can be priced from a few clear photos. For larger or more complex work, a site visit or drawings may be needed.
Does preparation cost extra?∨
Normal cleaning, masking and preparation are part of doing the job correctly. Difficult conditions such as several layers of failed sealant, excessive residue, damaged substrate or unusually large joints may increase the price, but this is agreed before work starts.
Do you price commercial mastic by the metre?∨
Commercial and construction work is quoted individually. We consider approximate linear metres, joint dimensions, drawings, specification, substrate, access, project volume and programme.
