What It Is
Mastic & Sealant Work at Height
Rope access lets a qualified rope-access team reach high-level or difficult-to-access joints on a building with a small ground footprint. Next Level Sealants works with an established rope-access team, led by an IRATA Level 3 supervisor, to carry out mastic and sealant work on façades, window perimeters, cladding and other hard-to-reach areas.
Rope access is not automatically safer, cheaper, faster or preferable to a MEWP or scaffolding. The right method depends on the building, the joint condition, the site and the scope of work. When rope access is the appropriate access method, the operation is site-specifically planned and supervised by competent personnel using suitable safe systems of work.
Our approach follows the UK Work at Height Regulations 2005 and HSE guidance. Access is chosen through a site-specific risk assessment and the normal hierarchy of work at height, considering factors such as height, duration, extent of work, ground conditions and rescue.

Problems We Repair
Common High-Level Sealant Failures
Failed external mastic
UV, temperature movement and age can cause external mastic to crack, shrink or detach. We remove the failed material and reseal properly.
Window perimeter leaks
Failed perimeter seals around windows and curtain walling can allow water ingress. We strip and reseal with the right product.
Cladding joint gaps
Cladding panels move over time. Joint sealant can pull away from the substrate, opening gaps that need localised or full resealing.
Water ingress
Staining, damp and internal damage can be signs of failed high-level sealant. We inspect the joints, identify deteriorated sealant where that is the cause, and repair or replace it. Water ingress can also have other causes, so a proper assessment is important.
Expansion and movement joints
Structural joints need sealants that can handle repeated movement. We replace failed movement joint sealant with the right system.
External penetrations
Pipes, cables and ducts passing through the building envelope need correctly sealed penetrations to stay weather-tight. This refers to weather-sealing, not firestopping.

No single method is the right choice for every building. We select access after considering height, duration, extent of façade work, ground access, ground conditions, available working space, exclusion or public areas, building geometry, weather, equipment and material needs, rescue and emergency arrangements, disruption to the site and the findings of a site-specific risk assessment.
How We Work
Our Rope Access Sealant Process
Site assessment and photos
We look at the building, the location of the failed sealant and the options for access. Photos from the ground, drone imagery or building management records help at this stage.
Access plan and quote
We recommend the most appropriate access method for the job and provide a clear quote. If rope access forms part of the plan, the operation is planned by the rope-access team with the required rescue and safety arrangements.
Preparation and removal
Old or failed sealant is removed properly and surfaces are cleaned back to the substrate. No patching over old material.
Application and tooling
The correct sealant is selected and applied for the joint type, expected movement and exposure. Joints are neatly tooled for a clean, weathertight finish.
Handover and documentation
For commercial work we provide the site records, risk assessments and method statements that contractors and property managers need.
