Common Problems
Failed window perimeter seals
Perimeter seals around windows and curtain walling can shrink, crack or lose adhesion, allowing water ingress. We remove and reseal.
Movement at interfaces
Thermal and structural movement at window-to-wall interfaces can stress sealant. We replace it with a flexible system that can handle the expected movement.
Curtain walling leaks
Leaks can follow failed glazing perimeter seals or poor interface details. We inspect and reseal where sealant failure is the cause.
Aged and discoloured sealant
UV and weathering degrade external sealant. We remove aged material and reseal.
Our Process
Assess the glazing perimeter
We review photos, plans and on-site access to identify failed seals and likely movement at window and curtain walling interfaces.
Remove old or failed sealant
Failed mastic is removed and the joint is cleaned back. No patching over old material.
Reseal with the correct sealant
Sealant is selected for the frame material, exposure and joint movement. Backing rod and primer are used where the manufacturer requires them.
Finish and document
Joints are neatly tooled and, where agreed, completion records and photographs are provided for commercial handover.
