Common Problems

Sealant tearing at movement joints

The wrong sealant or no backer rod causes the bead to tear as the joint moves. We install the right system for the joint's expected movement.

Water ingress through horizontal joints

Failed deck or floor joints can let water through. We replace the sealant with a product that can handle the movement.

Debris and failed backing rod

Old backer rod can degrade and hold water. We remove it and install the correct backing material before resealing.

Joint width too large for basic sealant

Wide joints need the right sealant and sometimes a backer rod. We size and detail the joint correctly.

We measure the joint width, depth and movement range and check the substrate condition. For specification-led work we review drawings or manufacturer details.

Product selection

We select a sealant system based on joint movement, exposure, substrate and manufacturer or specifier guidance.

Preparation

Old sealant and backing are removed and the joint is cleaned and primed where required.

Backing rod and sealant

Backing rod is installed at the correct depth and the sealant is applied and tooled.

Common Questions

Why do expansion joints fail?

Common causes include the wrong sealant for the movement, missing or incorrect backing rod, poor surface preparation and blocked joints that prevent the sealant from flexing.

Can you seal both floor and wall expansion joints?

Yes. We seal movement joints in floors, walls, ceilings and external façades, selecting a sealant matched to the exposure, substrate and expected movement.

Can you work from a specification or drawing?

Yes. For commercial and specification-led work, we can review drawings, schedules and manufacturer details to match the required sealant system.

Should every crack in a wall be filled with sealant?

No. Not every crack is a movement joint. Some cracks indicate structural movement or substrate problems that sealant alone cannot solve. We assess the joint before recommending resealing.

Do you need a backing rod?

It depends on the joint width and depth. Backing rod controls the sealant depth and is required for many movement-joint systems. We install it where the manufacturer or specification calls for it.
