What Affects the Quote

Black mould or mildew on silicone

Old silicone can trap moisture and discolour. We remove it completely and reseal with fresh silicone. Underlying ventilation or moisture issues may still need addressing.

Failed shower tray sealant

Failed tray seals can let water escape. We strip and reseal properly to keep the joint watertight.

Peeling or cracked worktop seals

Kitchen worktop silicone shrinks and lifts over time. We remove and replace it cleanly.

Damp around baths and sinks

Worn seals allow water behind fittings. We reseal the area to protect the surrounding structure.

Domestic Sealant Work from £90

Our minimum booking value for domestic sealant work is £90. Larger jobs are priced based on the work required — the £90 minimum is not added on top. Most domestic jobs can be priced from a few clear photos, so you know the cost before anything is booked.

Our Process

Remove old silicone

We remove all old sealant down to the substrate. Patching over old material is not something we do.

Clean and dry the surfaces

Surfaces are cleaned, dried and prepared so the new silicone bonds.

Apply fresh silicone

A suitable sanitary-grade silicone is applied in a consistent bead.

Tool and finish

The bead is neatly tooled so the joint looks clean and performs.

Common Questions

Do you remove old silicone first?

Always. New silicone applied over old will not last or look right. We remove everything down to the substrate and start clean.

Can you quote from photos?

Yes for most jobs. Send a few photos showing the areas and we can give you a price. A site visit may be needed for larger or unusual work.

When can I use the shower or sink?

Curing time depends on the product, room temperature and ventilation. We will tell you the earliest safe time on the day and confirm it is dry before use.

Can you colour-match the sealant?

Where colour matters, we can select a sealant to match the existing finish as closely as possible.
