Common Problems

Loss of adhesion

Sealant detaches from the substrate and no longer forms a weather-tight bond. We strip it out, clean the joint and reseal after priming where the sealant system requires it.

Cracked or aged sealant

UV, temperature movement and age cause sealant to crack or shrink. We cut out the failed material and reseal with a product suited to the exposure and joint.

Open joints from movement

Cladding and façade panels move. Joints can open if the sealant cannot accommodate the expected movement. We replace with a suitable flexible system.

Water ingress

Staining and damp can follow failed sealant, but water ingress can also come from failed pointing, roofing or other defects. We assess the cause before quoting.

Our Process

Inspect the façade joints

We review the building, joint condition and any visible water ingress to understand whether sealant failure is the cause.

Remove defective material

Old or failed sealant is removed and the joint is cleaned back to a sound substrate. We do not patch over old material.

Select and apply the right sealant

The sealant is chosen for the substrate, joint size, expected movement and exposure. Backing rod and primer are used where required.

Tool and finish

Joints are neatly tooled for a clean, weathertight finish and consistent appearance.

Common Questions

Do you inspect before quoting?

Yes. For commercial façade and cladding work we usually start with photos and a description, then arrange an inspection where the scale or access requires it.

Can you work at height on façades?

For high-level or difficult-access work we can call on our UK-wide commercial rope-access mastic service. For lower work we use conventional access methods.

Will resealing stop my leak?

If the leak is caused by failed sealant, resealing can solve it. If the water ingress has another cause, such as failed pointing or roofing, resealing will not help. We assess the cause first.
