Why window perimeter sealant fails

Window perimeters are exposed to UV, temperature changes, wind and rain. Over time the sealant can shrink, crack or lose adhesion. This creates gaps that let water into the building, leading to damp, draughts and internal damage.

How the repair is accessed

The right access method depends on the building. Rope access may work for tall buildings with limited ground space. MEWPs can reach medium heights on open sites. Scaffolding is used where a large area of the façade needs attention. Access is chosen through a site-specific risk assessment.

The repair process

We remove the failed sealant back to the substrate, clean the frame and reveal edge, then apply a fresh sealant that is suited to the joint. The bead is tooled neatly to give a weathertight, clean finish.
